Standard Service Deposit
A $75 booking deposit may be required for standard scheduled services. The deposit is applied to your final invoice.
Booking Terms
We reserve service time specifically for your job. These terms help protect that time while keeping scheduling fair for customers.
A $75 booking deposit may be required for standard scheduled services. The deposit is applied to your final invoice.
Larger cleanouts, hauling projects, multi-day work, or jobs requiring substantial preparation may require a 25% deposit unless your written estimate states otherwise.
Cancellations made at least 48 hours before the scheduled service may be refunded or moved to a new date. Cancellations inside 48 hours and no-shows may result in forfeiture of the deposit.
Materials, disposal charges, permits, or other customer-specific costs already incurred may be non-refundable.
Weather-related schedule changes will normally be moved to the next available date without a cancellation penalty.
If 45 North Property & Hauling LLC must cancel, you may choose a full refund of the deposit or transfer it to a rescheduled date.
Any job-specific terms shown in your written estimate or invoice control if they differ from this general policy.
Property Watch
These terms apply to recurring and one-time Property Watch services unless a written agreement states otherwise.
Property Watch consists of scheduled visual observations of reasonably accessible areas. It is not a home inspection, security service, alarm monitoring service, property-management guarantee, or emergency-response service.
Reports are limited to visible conditions observed during the scheduled visit. Concealed, latent, intermittent, or developing problems may not be detected.
Visit frequency is based on the selected plan. Exact visit times may vary and can be affected by weather, road conditions, access, safety, holidays, or other operational circumstances.
The customer is responsible for providing safe, lawful access. 45 North may postpone or limit a visit when access is blocked or conditions are unsafe.
If a visible concern is observed, 45 North will make a reasonable effort to notify the customer or listed emergency contact. Property Watch does not replace 911, police, fire, utility emergency service, an alarm company, or licensed trades.
Interior checks, keyholding, additional buildings, contractor access, extra visits, urgent visits, snow coordination, and other add-ons may result in additional charges as listed or quoted.
Recurring plans are billed through Square at the selected monthly rate. Customers may cancel recurring billing through the available Square subscription controls. Amounts already earned for completed or scheduled work may remain due.
The customer should keep contact, emergency-contact, occupancy, access, and property information current and promptly report changes that may affect service.
Memberships
These working terms apply to Haul Club and Annual Property Care memberships unless the customer's written membership agreement states otherwise.
Memberships have a 12-month service term. Choosing monthly billing means the annual membership is paid in monthly installments; it is not a cancel-anytime month-to-month plan.
Customers who prepay the full annual membership receive the advertised annual-payment savings. Applicable annual benefits are available according to the plan terms after enrollment and payment are completed.
For monthly-pay Haul Club members, the first Mini Haul Credit becomes available after 3 successful monthly payments and the second after 9 successful monthly payments. Annual-prepay Haul Club members receive both credits after enrollment and successful annual payment.
If a scheduled membership payment fails, the account becomes delinquent. 45 North may allow up to 5 calendar days to cure the failed payment, but new included membership services, credits, discounts and priority benefits may be suspended immediately until the account is current. A grace period does not guarantee continued service.
A membership account must be current when snow service is dispatched for the service to qualify as an included membership service. A delinquent account may be removed from the membership snow route until brought current. Any service provided while delinquent may, at 45 North's discretion and with customer authorization where required, be billed at the applicable standalone rate.
Unused credits and annual allowances expire at the end of the applicable membership term, do not roll over unless expressly stated, are non-transferable and have no cash value. Special disposal charges and excluded materials remain separately chargeable.
If a monthly-pay member defaults or ends service early after receiving included services or benefits, 45 North may reconcile the documented value of qualifying benefits already used against membership payments received and invoice any lawful balance due, as provided in the signed membership agreement. Completed services remain payable even if a later recurring payment fails.
Ending service before the end of the initial 12-month term does not automatically cancel amounts owed under the annual membership agreement. Any early-termination balance, earned-service reconciliation, or permitted cancellation right will be governed by the customer's written agreement and applicable law.
